The site of the iconic 45-storey building, Menara YNH, is on Lot 1077, Section 57, Bandar Kuala Lumpur, Wilayah Persekutuan (City of Kuala Lumpur, Federal Territory). The land is situated along the Jalan Sultan Ismail, Kuala Lumpur opposite Concorde Hotel and adjoining Shangri-La Hotel. The location of Menara YNH project to be developed by YNH Property Bhd is in the central business district area and also within walking distance to Suria KLCC. The project is estimated to have a gross development value of approximately RM1.80 billion.

Along this Jalan Sultan Ismail, there are few major hotels within the vicinity of the said property i.e. Shangri-La Hotel, Concorde Hotel, Renaissance Hotel and Equatorial Hotel. The light rail transport and monorail stations are located nearby which offers good and efficient public transportation.

Opposite of Menara YNH project, Menara Prudential and IMC Tower houses insurance company, international investment banks and fund management companies, such as, Deutche Bank, Aberdeen Asset Management and Prudential Insurers. Further up the Jalan Sultan Ismail at Menara Dion, other international investment banks are tenants here with the likes of JP Morgan, BNP Paribas and etc. The average rental rate is also approximately RM7.00 to RM7.50.

The property is one of the last piece 3 acres land in the commercial business district with a wide frontage of 320 ft along Jalan Sultan Ismail. With this in mind, YNH has decided to build an iconic single block Grade A office building and appointed Foster and Partners as the architect for the office building. Sir Norman Foster, the 1999 Laureate of the Pritzker Architecture Prize, is chairman of Foster & Partners.

Foster and Partners designed the London headquarters of global insurance company Swiss-Re, Hong Kong and Shanghai Bank's head office in Hong Kong, Hong Kong International Airport - touted as the world’s largest airport - and London’s third airport, Stansted. It is currently designing Daewoo Electronics' headquarters in South Korea, and Vivaldi Tower in Amsterdam, the Netherlands.

The iconic 45-storey Grade A`office building will have a luxurious retail podium and two office wings which will be equipped with energy-saving features. The 45-storey building will have more than 55,000 sq ft of built-up area per floor, and a total of 1.2 million sq ft of lettable space.
